Renting a property comes with responsibilities as well as rights. In Wales, tenants are legally known as “contract-holders”, and your responsibilities will be set out in your occupation contract.

1. Pay Your Rent on Time

2. Look After the Property

You are responsible for taking reasonable care of your home, including its furniture, fixtures and fittings.

This means:

• Report damage or problems promptly.

Damage caused by negligence or misuse may become the tenant's responsibility.

4. Keep the Property Clean and Ventilated

Tenants are responsible for keeping the property reasonably clean and tidy.

5. Use Appliances Safely

Use appliances, heating systems and equipment correctly and follow any instructions provided.

Don't attempt potentially dangerous electrical, gas or boiler repairs yourself. Report faults to your landlord or managing agent instead.
